在美國投資房產后應該如何去管理

美國房產有商業,住宅之分,住宅有1- 4單位和4單位以上之分。商業樓宇或者是4單位以上的公寓等,投資人一般聘請專業管理公司管理,或者自己組建地產管理公司來進行管理。而許多普通住宅的投資人都採用一種叫Property Management公司的服務。 這類公司幾乎什麽事情都管,從收租到代付各種費用,也管修,管保養,定期檢查,一旦發生租客違約,他們還管逐客,而收費一般從每月100美元起到10%月租金等,可謂花小錢省大麻煩。可別小看Property Management 公司,在加州必須要有房地產Broker執照的才能申請這類公司,普通的地產經紀還不能做呢!
